DABCO PROPERTY MANAGEMENTJob Title: Maintenance TechnicianReports To: Facilities Operations DirectorFLSA Status: Non-ExemptSalary: $18.00 - $25.00SUMMARY: The roll of the Maintenance Technician is responsible for maintainingthe Property in a safe, attractive, sanitary condition and assist inother types of maintenance when necessary.ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may beassigned.A. Corrective Maintenance - Satisfies service requests per work order,following company procedures:a. Enters at resident's convenience, if possibleb. Makes 100% of all repairs on maintenance request, or made inperson while completing maintenance in unitc. Cleans up thoroughlyd. Observes condition of apartment and reports any unusualcircumstances (e.g., size and number of pets, evidence of smoking,damage, unauthorized occupants, lease violations, etc.)e. Leaves notice of work performed - entry notice MUST be left if youhave entered a resident's home, unless they are present at time ofservicef. Assists with apartment make-ready procedures:g. Painth. Clean carpets, windows, appliances, and any other surfacesneeding cleaned; (if schedule allows)i. Service appliances, plumbing, electrical fixturesj. Repairs or replaces old faulty partsk. Checks locksl. Replaces burned out light bulbsm. Drywall repairs or full installation, taping mudding, painting, etc.n. Plumbing Fixes - including all toilet parts and/or full replacementso. Light Electrical & HVAC - simple fixesp. Locating and fixing water leaks, leaky pipes, and or valvereplacement.q. Countertop replacement and reconstruction.B. Preventative Maintenance1. Makes regular inspections of grounds, buildings, plumbing, electricalfixtures, appliances, and major equipment: Checks for appearance and cleanliness Checks for structural cracks Checks for excessive wear Checks for faulty parts.2. Makes repairs or replacements, as necessary and with approval ofdirect supervisorC. Emergency Maintenance:1. Is on call for emergency duties when assigned2. Is familiar with power, water and gas turnoffs, clean-out traps, fireextinguishers and fire hydrants3. Knows emergency telephone number (e.g., police, fire department,Community Manager, direct supervisor, and Regional Manager)D. Other:1. Assists in maintaining inventory of tools, equipment, and supplies2. Picks up trash on property3. Reports all needed repairs to your direct supervisor4. Assists with other types of maintenance when necessary5. Attends all instructional classes conducted by management6. Repairs and/or replaces siding.7. Construction related improvements and/or repairs to units andbuildings8. Complete construction projects by deadline9. Complete work orders and apartment turns in a timely manner todecrease turn time and increase productivity10. Assist maintenance techs with completing tasks as needed11. Assist Executive team with improving turnover time and issues.12. Make sure maintenance shop/van is organized and clean andrestocked weekly13. Communicate with CM or Patrick on materials needed for constructionprojects14. Create accurate inventory list of construction materials within shops15. Create a weekly supply list by Thursdays at 9:00AM16. Document material usage per property to properly invoice17. Assist Facilities Operations Director with creating detailed standardoperating procedures as needed18. Complete a bi-monthly inspection of properties to determineconstruction projects that need to be completedSUPERVISORY RESPONSIBILITIES - This position may carry supervisory responsibilitiesif assigned a Maintenance Technician helper. If so, you will need to keepconstant contact and work to make sure this person is completing tasks in atimely manner and per DABCO policy/procedures, check their work, and reportany issues to your direct supervisor.QUALIFICATIONSTo perform this job successfully, an individual must be able to perform eachessential duty satisfactorily. The requirements listed below are representative ofthe knowledge, skill, and/or ability required. Must have own transportation, clean driving record, and vehicle insurance4. Must bring their own tools5. Familiarity with electricity, plumbing and carpentry6. Working knowledge of HVAC systems and various appliances7. Appearance and manner must be compatible with the image of theproperty8. Can live on-site if required9. Good safety habitsCOMMUNICATION SKILLS (reading, writing, typing etc.) Must be able to speak toresidents and maintain good working relations with other staff members,company employees, leadership, residents, and supervisor as well as anycontract laborers working on property.REASONING ABILITIES - Ability to apply common sense understanding to carry outinstructions furnished in written, oral, or diagram form. Must be able to decipherwhen to move forward with a repair or know when to contact a professionalvendor to complete task. Be opened to working, teaching, training, and assistingothers (i.e. Community Managers, other maintenance, grounds, cleaning team,Etc.).PHYSICAL DEMANDSThe physical demands described here are representative of those an employeeencounters while performing the essential functions of this job. The employee frequently is required to climb or balance.The employee is occasionally required to sit and taste or smell. The employeemust regularly lift, up to, 75lbs. Specific vision abilities required by this job includeclose vision, distance vision, color vision, peripheral vision, depth perception andthe ability to adjust focus. The worker is required to have visual acuity to performan activity such as: operating machines such as lathes, drill presses, power sawsand mills where the seeing job is at or within arm's reach; performing mechanicalor skilled trades tasks of a non-repetitive nature such as carpenters, technicians,service people, plumbers, painters, mechanics, etc.General office environment as well as outdoor environment. Exposure toweather heat, wet, cold, wind, and noise. Must sit, stand, walk, kneel, stoop,climb, crouch, reach, handle, see, hear and talk (Constantly). Lift, carry, pushand pull up to 50lbs. (Frequently). Items that are over 50 lbs. must be lifted,carried, pushed, pulled, or moved with proper equipment for assistance (dolly)and proper safety procedures must also be followed.
